Terms:
Interest Rate The monthly effective rate paid (or received if you are a creditor) on borrowed money. Expressed as a percentage of the sum borrowed.
MLS- IDX IDX, or broker reciprocity, is a listing sharing arrangement between brokers within a Mulitple Listing Service.
Market Value An asset's market value is the price it would fetch in the market, if it were sold in the current marketplace.
Title Insurance A type of insurance which guarantees the ownership and quality of title to land.
Appraisal An educated estimate of the value of a property on a certain date given by a person, usually after an inspection of the property.
As is Implied in most Agreements of Purchase and Sale, suggests the buyer is accepting the property in it present state and relinquishes and responsibility from the buyer.
Bankruptcy a) A person who has done any of the acts that by law entitle his creditors to have his estate administered for their benefit; b) a person judicially declared subject to having his estate administered under the bankrupt laws for the benefit of his creditors; c) a person who becomes insolvent.
Bid To offer (a price) whether for payment or acceptance.
Property Tax A tax levied on real or personal property
Interest Rate The percentage usually on an annual basis that is paid for the use of money borrowed from another
Home Loan a) Money lent at interest; b) something lent usually for the borrower's temporary use.
Credit Risk An estimate of the amount of credit that can be extended to a company or person without undue risk.
Credit Union A cooperative organization that makes loans to its members at low interest rates.
Prime Rate The lowest rate of interest on bank loans at a given time and place, offered to preferred borrowers.
ARM A mortgage whose interest rate is raised or lowered at periodic intervals according to the prevailing interest rates in the market.
Home Equity Loan A loan or credit line that is secured by the equity the borrower has in a home.
Mortgage A temporary, conditional pledge of property to a creditor as security for performance of an obligation or repayment of a debt.

Pre-Approval Process
Many buyers today are getting pre-approved for a loan before they even begin shopping for a home.
The benefits include:

You can determine exactly how much your down payment will be on each property you view. 4. You can determine your monthly payment. 5. You can close the transaction more quickly. 6. You can minimize the trauma of not knowing whether or not you qualify for the home you have selected.
Finding A Home
1. The MLS System
As a member of the Multiple Listing Service, Jane can show you any property that is listed by another realtor. If you should see an ad in the paper, or a sign in the yard, call Jane to find additional information regarding the property. If you want to see it, Jane will show it.
2. For Sale by Owner
A homeowner trying to sell a home by themselves is usually trying to save a commission. Many times a homeowner will work with an agent, even though their home is not listed, if the agent introduces the buyer to the property.
3. New Home Builders
Jane works with all homebuilders and attains the information you will need to make informed decisions. By allowing Jane to accompany you on the initial visit, you will receive all the services Jane offers in this presentation, as well as those offered by the builder.
You’ll receive more, but you won’t pay more for it! Keep in mind when working with new homebuilders, the builder does not work for you, the builder works for the company. They may not always have your best interest in mind!
HOME SERVICE AGREEMENTS
Home service agreements are very useful items whether you are purchasing a home or selling. A home service agreement will pay for the cost of fixing and, if necessary, replacing heating/cooling systems and built in appliances. Policy coverage varies but usually central heating/cooling systems, electrical systems, interior plumbing, water heaters, ovens, refrigerators, etc. are covered against normal damage for a set period of time, usually one year. In some areas ceiling fans, outdoor in-ground pools and even roofs can be warrantied.
Typically a home service agreement will cost between $350.00 - $600.00 depending on terms, conditions and contract period. When you make a claim, there is a small deductible. Home service agreements don't cover already damaged items (pre-existing conditions) and don't cover cosmetic repairs (rust, paint, etc.) Usually home service agreements don't cover structural items such as window frames, doors, etc.
Advantage for Sellers
Home service agreements can be an excellent marketing tool for selling a home. Your house can be listed as fully warrantied which means home buyers don't have to worry about being deceived about the condition of items in a home. Service agreements also differentiate your home from among others and may help in negotiations over the price of purchasing a home. Home service agreements typically take effect after closing and last for one year. In a situation where selling a home in a short time frame is important, home service agreements can make the difference and can even bring a higher price.
Advantages for Buyers
Even if a seller does not pay for a home service agreement, a buyer may want to purchase one. A repair on a major appliance on a house can easily exceed the cost of a home service agreement. Home service agreements also give piece of mind in the period after a purchase. Typically a household's cash reserves are depleted after purchasing a home and any major repair can be a tremendous financial burden to the family. A typical repair to a furnace will cost $1,250 to $3,500, well above the cost of a home service agreement.
Typically an agent or real estate agency can provide you with a home service agreement. As with any contract, read the terms and conditions closely. Home service agreements are very common. It is estimated that nearly one million policies were sold last year.
